A property can run a tight operation and still feel the squeeze when loan terms written in the cheap-money era meet today’s reality. Why it matters: By treating Broadway as both inspiration and archive, the property turns décor into narrative, giving guests something to notice, photograph and discuss on the way to the elevator. A new look at Black leadership in hospitality shows the industry isn’t short on talent or ambition, but representation still drops sharply the higher people climb. The takeaway from leaders interviewed: mentorship, exposure and clear career paths make the difference between potential and promotion.

Why it matters: Hospitality has one of the most diverse workforces in the economy, yet only about 9.5% of leadership roles are held by Black professionals, down from 11.3% in 2022. Hotel demand hasn’t fallen off a cliff, but plenty of owners are feeling heat anyway. The culprit: loans written in an era when money was cheaper are now maturing in a market where refinancing often won’t cover the original debt. Higher rates and slower valuation growth are forcing owners to rethink how long they can comfortably ride things out.

Why it matters: Strong operations don’t automatically solve a financing mismatch. Properties with deferred renovations, floating-rate debt or heavy CapEx needs are seeing the squeeze first, especially in secondary markets where weekday demand is softer. Owners, listen up: clean up the balance sheet where you can and prioritize investments that keep the asset competitive.
